Pre-purchase building and pest inspection
The inspection most Ballarat buyers book: one visit covering the building's condition and timber pests, with one combined written report.
A condition report on the building itself, without the timber pest component. Often used for units and townhouses, or where pests are checked separately.
A building inspection to AS 4349.1 reports on the condition of the home without the timber pest component (ABLIS: AS 4349.1-2007). It suits:
For a freestanding house, especially an older Ballarat home with timber floors and a subfloor, most buyers are better served by the combined building and pest inspection.
Consumer Affairs Victoria lists the problems buyers should watch for (CAV: inspect before you buy). They line up closely with what inspectors find in Ballarat's older housing:
Movement in footings is often linked to how much moisture is in the soil, which is why leaking downpipes, poor drainage and trees close to the house come up in reports. The Queensland Building and Construction Commission's guide explains how soil moisture changes cause cracking and what owners can do (QBCC guide to preventing structural damage). The principles apply anywhere.
Reports rank findings so you can see what matters. A major defect generally needs repair to avoid unsafe conditions, loss of use or further damage. A minor defect is the kind of wear any home of that age shows. Maintenance items are things to budget for. The summary page lists the headline findings, but the detail, photos and the limitations section are in the body of the report. Read the whole thing, especially any area the inspector could not access.
Expect the report to note loose or low balustrades, uneven or steep stairs, trip hazards on paths, missing or damaged smoke alarms (checked visually, not tested), and damaged materials that may contain asbestos.
Older homes in Ballarat Central, Ballarat East, Soldiers Hill and Golden Point tend to raise questions about stumps, subfloor ventilation, damp and roofing. If the home is in a Heritage Overlay, check with the City of Ballarat's heritage advisers before you budget for external repairs. Newer homes in Alfredton, Delacombe and Lucas are more likely to show finishing defects, drainage problems around slab edges, and wet-area issues as the house settles.
Give the property address and your deadline on the quote form and an independent local inspector will be in touch. See how to read your report and the buyer checklist before inspection day.

A visual inspection for termites, borers and wood decay, with a written report on what was found and the conditions that make an attack more likely.
Independent checks at base, frame, lock-up, fixing and pre-handover, timed so defects are found before you pay the next progress claim.
