Pre-purchase building and pest inspection
The inspection most Ballarat buyers book: one visit covering the building's condition and timber pests, with one combined written report.
Buying an older home in Soldiers Hill, a new build in Lucas or anything in between? Send the address and your deadline and an independent local inspector will contact you with a price and availability.
The inspection most Ballarat buyers book: one visit covering the building's condition and timber pests, with one combined written report.
A condition report on the building itself, without the timber pest component. Often used for units and townhouses, or where pests are checked separately.
A visual inspection for termites, borers and wood decay, with a written report on what was found and the conditions that make an attack more likely.
Independent checks at base, frame, lock-up, fixing and pre-handover, timed so defects are found before you pay the next progress claim.
In Victoria the timing of your inspection matters as much as the inspection itself. If you buy at auction there is no cooling-off period, and the same applies to a contract signed in the three clear business days before or after a publicly advertised auction (Consumer Affairs Victoria: buying at auction). Once the hammer falls you are bound, so the inspection has to happen before auction day.
Private sales give you a little more room. Most residential buyers get three business days to change their mind, although it does not apply in every situation (CAV: buying by private sale). Three days is tight for booking an inspector, reading a report and getting advice, so many buyers ask their conveyancer to make the contract subject to a satisfactory building and pest inspection instead. The Victorian deadline rules are set out in plain English on our checklist page.
Ballarat's housing runs from gold-rush era cottages and Victorian villas in the central and eastern suburbs to post-war weatherboards and brand-new estates on the western fringe. Each brings its own list of things to look at:
A pre-purchase report is not a pass or fail. It is a record of what an inspector could see on the day, ranked so you can tell a serious problem from routine upkeep. Expect it to cover:
Read more about what the report covers and how to read it in 15 minutes. If you are deciding which inspection to book, compare the pre-purchase building and pest inspection, a building inspection in Ballarat on its own, or a termite and timber pest inspection. Published inspection price ranges are on the price guide, and the areas page lists the suburbs covered.
RACV puts a combined building and pest inspection at around $450 to $900 or more, with older homes at the upper end. See the published ranges, their sources, and what changes the price.
Before auction day. In Victoria there is no cooling-off period at auction, or for a contract signed in the three clear business days before or after a publicly advertised auction (CAV: buying at auction). Book as soon as you know the date.
The inspection itself is the same. What changes is the repair bill: work on the outside of a home in a Heritage Overlay may need a planning permit and suitable materials. Talk to the City of Ballarat's heritage advisers before you budget for repairs the report recommends.
Termites, borer and wood decay are all found in Victoria. Ask the City of Ballarat whether your area is a termite-declared area. Older homes with timber stumps and garden beds against the walls are also prone to borer and wood decay, which a timber pest inspection checks.
